Elon Musk boosts Middleburg home values (!?)

Within the past two years, high-speed, low-latency, low-cost satellite services such as Starlink have brought broadband connectivity to rural areas of Northern Virginia, providing a dramatic impact on the appeal and value of these properties.

Extraordinary properties with a big drawback.

For years, many rural areas throughout the United States have lacked high-speed Internet access. Fiber optics and cable internet simply weren’t installed in these areas. In Northern Virginia, much of Middleburg, Upperville, Purcellville, Round Hill, Delaplane, Bluemont, Waterford, and Lovettsville fell into this category. Despite the variety of high-end properties and large multi-million dollar estates existing in these areas, many households here lacked high-speed connectivity. 

Companies such as All Points Broadband operated point-to-point wireless networks providing access to certain households in these areas. But connectivity was generally only possible if properties had visual line-of-sight to the company’s mountaintop transmitters. Large swaths of properties that were low-lying or were situated behind substantial tree cover were left out.

Additionally, satellite-based Internet solutions have been available for some time, but high-cost, lack of unlimited data, and high latency are issues. Viasat and HughesNet are examples of these services. Latency refers to the amount of time a signal travels to its destination and back. Because these systems utilize satellites positioned far above earth, latency could range from 0.5 to 1 second. While high latency is not a problem when downloading a large data file, it can be extremely cumbersome for applications requiring rapid two-way interaction, including videoconferencing, gaming, and other real-time applications.

As remote work boomed in 2020 and 2021 with the rise of Covid, high-speed connectivity at home became crucial. Despite the appeal of these rural Northern Virginia communities, living in households lacking high-speed Internet became untenable for many. Both before and during this period, our brokerage professionals saw firsthand the difficulty in finding buyers for homes lacking this level of access.

The Advent of Starlink

In 2020, Elon Musk’s SpaceX introduced Starlink, an inexpensive satellite-based communication service. Limited commercial service began in 2021, and broad nationwide service was offered in 2023. Starlink now boasts about 4 million customers. The upfront cost for Starlink equipment is $349, although this is sometimes reduced in conjunction with a subscriber commitment. Installation, mounting, and cables can add to this cost. From there, the monthly cost is $120, which includes unlimited data and speeds between 30 and 150 Mbps. 

Notably, Starlink technology provides low latency. While it’s not as low as terrestrial fiber optics, users report latency of about .05 seconds — a small fraction of that achieved by older satellite services.

Impact on Real Estate Values

Obviously, the addition of high-speed Internet access to all households in rural Northern Virginia areas expands the market for real estate there. Executives, professionals, and remote workers represent a market for these homes that didn’t exist a few years ago. Because of the wide variety and price range of homes changing hands in these areas, it can be difficult to measure long-term price changes. But CCG Consulting estimates that the addition of high-speed connectivity can increase a property’s value between 6% and 14%. For many households, that’s a six-figure value increase simply generated by access to new technology.
